Enforcement Request

Please submit an Enforcement Request on the McNeil Management Homeowner Portal for any issues in the community that are a violation of the Foxmoor Townhomes rules & regulations.

Tenant Lease Application

If you lease your property and/or secure the service of a property manager, you must submit a Tenant Lease Application to the association with the required $25.00 fee.  Please ensure tenants are provided copies of the deed restrictions and understand their need to abide by them. As the owner, you are responsible for their actions.

Lawn Maintenance & Service Request

The association will provide full lawn care for your unit, including mowing, blowing, weeding, edging, fertilization, pest control and irrigation services. No additional landscaping may be added to any unit. Concerns regarding your lawn care should be directed to McNeil Management.

This is a deed restricted community, so please make yourself aware of the restrictions.  Please also be aware that any changes you wish to make to your property or home exterior must be pre-approved in writing by the Architectural Committee.

Pool & Cabana

A replacement pool access card and restroom key can be purchased from McNeil Management.  Only one card and key are allowed per unit.

The hours of operation for the pool will be from dawn until dusk, or roughly 7:00 AM to 5:30 PM during the winter, and 6:30 AM to 9:00 PM during the summer.

For the safety of all that live in the community, please do not prop the pool gate open, jump the fence, or ask to be admitted by others at the pool. Children 14 and under must be accompanied by a parent or adult over 21 years of age. Residents must be present with their guests and will be held responsible for their actions.

Pool Use Rules & Regulations are posted at the cabana. Please review them carefully.

Pets

There is a limit of two (2) pets per household, with a maximum adult weight of 25 pounds each.  An original owner who purchased directly from Standard Pacific may have a dog that is over 25 pounds until such time as the dog no longer resides on the property (e.g., death). From that point forward, all replacement dogs must be 25 pounds or less. Any Owner who subsequently purchases a home from a previous owner must have a dog LESS than 25 pounds.

Pit Bulls and Rottweilers are not permitted.

Breed and weight violations may be reported with the with an Enforcement Request on the McNeil Management Homeowner Portal .

In accordance with animal ordinance 00-26: Dogs, cats and ferrets four months of age or older must be vaccinated against rabies by a veterinarian.  Dogs and cats must also have a current licensed tag.

All pets are to be kept as indoor pets and not permitted to roam free.

Solid pet waste must be removed from all areas immediately by the pet owner.  Waste bags are provided at the dumpster enclosures throughout the community.

Trash Disposal

Please note that all solid waste is to be properly deposited in the collection dumpsters located throughout the property. Items should never be placed on the ground in or around the dumpster enclosures. If a dumpster is full, please deposit your trash in another dumpster. There are five located on the premises.

Furniture, appliances, tile, carpet, non-burnable waste or construction debris may NOT be placed inside or around the dumpster. All residents must make arrangements to take these items to a charity, the Southeast Land Fill or the nearest Community Collection Center.

Noncollectable items incur large fees for the association, and could lead to an increase in HOA dues & monthly lease charges.

Water

The community is master metered. We ask all residents to please do their best to conserve water.

Per community by-laws, car washing is not allowed.

Each owner/tenant is responsible for all water lines running inside their individual unit. The HOA is responsible for all water lines underground from the main meter at the front entry up to and under each individual unit.

Should you experience low pressure, no water, or foul odors, please notify McNeil Management, who will notify the Hillsborough County Water Department.

If you experience a broken or leaking pipe outside your unit, please report this to McNeil Management, who will contact a plumber or irrigation contractor for emergency repair.

If you experience a leak or break in the line inside your unit, please contact your own plumber.

Parking & Towing

Each unit is assigned one (1) parking space. Additional parking spaces are unmarked and are limited to one (1) per unit (for a maximum of 2 spaces total per unit) for units occupied by tenants.

Parking in any areas other than those dedicated for parking is strictly prohibited, and the association will tow any vehicles improperly parked at the vehicle owner’s expense.  Please do not park in someone else’s designated spot or block another vehicle. Additionally, please do not block the trash dumpsters.

03/01/2021:  A new towing company has been engaged and signs installed at the entryway before the front gate.  Express Towing, LLC is now the new towing company for Panther Trace Townhomes.  Express Towing, LLC is located at 2116 Jelane Drive, Valrico, Florida 33594 and their phone # is (813) 661-1100.

Gate Programming & Remotes

Entry gate remote controls may be purchased from McNeil Management if you did not receive them from the previous owner.  You must submit a completed Gate Programming Form to management to ensure you have access to the entry gate.  Please keep your gate codes private and instruct visitors to buzz you from the gate registry box to gain entry.

Mail Kiosk Keys

IMPORTANT INFORMATION ABOUT NEW MAILBOXES

Each owner/tenant is solely responsible for these keys, and the association and management company have no financial or administrative responsibility for the replacement of lost keys. On the back of each key there is a four-digit number followed by 2 letters. All owners should have this number written down and kept in a safe place. Replacement keys can be obtained by contacting Postal Specialties at 727-726-7718.  Alternately, you may also contact the Riverview Post Office for assistance at 813-672-4562.

Change in Contact Information

It is each homeowner’s responsibility to update the association regarding any change in contact information, i.e. new telephone number, new mailing address, name change, etc.  Please note there is only one Address of Record per lot.

Proof of Insurance

You are required to submit proof of homeowner’s insurance to the Association upon moving into the community. An HO3 policy is required, or a DP3 policy if the property is leased or rented. You may receive reminder notices from the association upon insurance expiration requiring you provide an updated policy declaration page.

Assessment Collections

Mandatory monthly assessments are due at the beginning of each month. Please contact McNeil Management if you need a coupon book, as one can be provided for a fee. You should receive official notification each December regarding the assessment for the upcoming year. If you do not receive an assessment notice, including payment coupons, please contact McNeil Management prior to the end of the year.
